CLI Launches Pristina Town, Anchored by P5.4-B North Grove in Cebu City

In a bold move to reshape northern Cebu City’s urban landscape, leading VisMin developer Cebu Landmasters, Inc. (CLI) has unveiled Pristina Town, a 7.2-hectare master-planned township designed to champion sustainable, high-value living in the city’s booming North Growth Center on Monday, May 26, 2025 at Radisson Blu, Cebu City.

At the heart of this visionary development is North Grove, a P5.4-billion garden-themed residential condominium poised to become both a lifestyle destination and a compelling investment hub. The project is being developed through Cebu Homegrown Developers Inc., a joint venture between CLI and Ixidor Holdings, and is positioned as CLI’s most premium township offering in Cebu to date.

Pristina Town introduces a dynamic blend of residential, commercial, and institutional spaces, underpinned by a commitment to eco-friendly design and community-focused urban planning. CLI Chairman and CEO Jose Soberano III emphasized the development’s forward-looking approach, stating that Pristina Town is envisioned as a “future-ready community” that mirrors the company’s goal of sustainable regional growth.

The township’s design promotes livability with its smart infrastructure and environmental initiatives. From rainwater harvesting and energy-efficient lighting to underground utilities and generous green corridors, every element is intended to create a healthier, more resilient urban environment. Enhanced mobility is also central to the master plan, which includes pedestrian-friendly walkways, bike lanes, and a planned transportation hub to improve connectivity for both residents and visitors.

Anchoring the residential component, North Grove is set to define a new standard for vertical living in Cebu. The two-tower condominium—Lumina and Terra—will collectively offer more than 1,000 studio and one-bedroom units tailored to mid to upper mid-income buyers. Lumina’s modern architecture, complemented by full-height windows and low-density floor layouts, is designed to evoke spaciousness and openness. Residents will enjoy a suite of lifestyle amenities, including fitness facilities, a game room, lush garden spaces, and elevated common areas such as a sky garden and multi-purpose deck.
